Gate Repair Before & After in Lewisville, TX

The old operator was undersized from day one, and the arm bracket had wallowed out its bolt holes by a good half inch. We pulled the old motor, welded a fresh 1/4-inch bracket plate to the post, and mounted a motor actually rated for the gate’s weight. The gate now opens at a controlled speed instead of lurching, and the new photo-eye is aligned and tested from both approach angles.

Welded Repair to a Sagging Ornamental Steel Gate

Whoever hung this gate originally welded the top hinge on the thin wall of the frame rather than the post plate, and the crack ran almost all the way through. We cut the old hinge free, ground the frame clean, and rewelded with the post side reinforced. A quick adjustment to the catch plate and the gate swings with one hand again. The customer got a photo log showing the before crack, the fresh weld, and the final paint touch-up.

Sliding Gate Off Its Track After a Storm

A hard storm had pushed the gate leaf forward just enough for the rear roller to jump the stop. The gate was jammed against the fence line, and the customer was using the pedestrian entrance only. We lifted the leaf with a floor jack, reset both rollers, and found the rear track section had settled almost an inch. We shimmed and rebolted the track, replaced the worn roller bearings, and adjusted the end stops so it can’t jump again. Total time on site: just under three hours.

Keypad and Access Control Rebuild on a Commercial Service Gate

The keypad on this service gate had seen a decade of weather, and the circuit board was so corroded that valid codes worked maybe half the time. We pulled the old unit, found the wiring to the mag lock had been spliced with electrical tape, and replaced the whole run with sealed connectors. New keypad installed, codes reprogrammed, and the lock tested at full holding force. Every wire in the panel now has a label, and the customer has a photo record of the before and after wiring.

Gate Installation: Motorized Driveway Gate on a New Build

This one started as two bare posts and a conversation about what the customer actually needed. We measured, ordered a custom steel gate built to the opening, poured a level pad for the operator, and ran the power and low-voltage lines in conduit. The Viking opener was installed, the travel limits set, and the safety edges and photo-eye tested. The customer got a written price before any steel was ordered, and a full documentation package when the job was done.

Gate Motor Repair: FAAC Opener That Wouldn’t Reverse

Before: gate would continue driving after hitting an obstruction. After: limit switches reset, force settings recalibrated, reverse tested repeatedly.

This FAAC operator had been adjusted by someone who didn’t know the model. The force setting was cranked so high the gate would push through an obstruction instead of reversing. That’s a genuinely dangerous condition. We lowered the force setting to the manufacturer’s spec, reset the travel limits, and tested the reverse function with actual resistance at the gate edge. The gate now stops and reverses exactly where it should, and we photographed the setting changes for the record.
